Unlike traditional rental platforms, RentWise uses a reverse rental model. Instead of applying to each property individually, you complete one comprehensive pre-qualification upfront. Our smart matching algorithm then shows you only the properties where you have a strong chance of approval.

What is my RentWise Score?

Your RentWise Score (0-100) measures your overall rental application strength based on income, credit, employment, rental history, and application readiness. A higher score increases your chances of approval.

90-100: Excellent
80-89: Strong
60-79: Qualified
1-59: Conditional
What do the qualification badges mean?

Throughout RentWise, you'll see color-coded badges that instantly show your qualification level for each property or unit. Here's what each badge means:

90-100 Score

You're a top candidate! High approval chance with excellent terms.

💪Strong

80-89 Score

Very strong application with great approval odds.

Qualified

60-79 Score

Good chance of approval. Solid application with room to strengthen.

⚠️Conditional

1-59 Score

You can apply, but may need co-signer, larger deposit, or additional documentation.

Not Qualified

0 Score

Doesn't meet minimum requirements. Consider other properties or improve application.

Where you'll see these badges: Property cards, property details, floor plan lists, individual unit cards, and unit image overlays.
What does "Conditionally Qualified" mean?

Conditionally Qualified means you've passed all the hard requirements (income, no dealbreakers), but your application has lower soft factors (like credit score or rental history). You can still apply, but landlord approval may require additional negotiation or documentation.

Tip: Strengthen your application by adding a co-signer, offering a larger security deposit, or providing additional references.
How does the matching algorithm work?

RentWise uses a comprehensive two-tier qualification system:

Tier 1: Hard Requirements (Pass/Fail)

  • Income must be 3x monthly rent
  • Credit score meets property threshold
  • No recent evictions (if prohibited)
  • Pet policy match
  • Household size fits bedrooms

Tier 2: Soft Factors (0-100 Score)

  • Financial strength (30 pts): Income buffer, credit quality
  • Rental history (25 pts): Experience, clean record
  • Employment stability (20 pts): Duration, type
  • Application readiness (15 pts): References, documents
  • Lifestyle alignment (10 pts): Bedroom fit, lease term

How does tour scheduling work?

RentWise offers flexible tour options to help you find your perfect rental. You can schedule tours for specific units or browse floor plan layouts before committing to a particular apartment.

Two Tour Types Available

  • Unit Tours: View a specific apartment (e.g., Unit 301) with all its unique features and finishes.
  • Floor Plan Tours: See the layout design (e.g., "The Studio" or "2BR Deluxe") that multiple units share. Perfect when you haven't chosen a specific unit yet.
Tour Availability: Some time slots may show as "unavailable" even if the specific unit/floor plan is free. This happens when all tour staff are busy conducting other tours at that property. Try selecting a different time slot.

Why are some times unavailable?

Properties have a limited number of tour guides available. When tour staff are fully booked at a specific time, that time slot becomes unavailable for all tours at that property - regardless of whether it's a unit tour or floor plan tour.

Example: If a property has 1 tour guide and Unit 101 has a tour at 2:00 PM, then Floor Plan "Studio" tours are also unavailable at 2:00 PM (same staff member can't do two tours at once).

Can I apply to multiple properties?

Yes! Your pre-qualification can be used to apply to as many properties as you want. Each property will see your complete application and RentWise Score, so you only need to fill out the detailed application once.

What happens after I pay my application fee?

Most properties on RentWise use instant auto-approval for qualified applicants. Here's what happens:

Auto-Approval Enabled (Most Properties)

  • Instant approval: Your application is automatically approved the moment payment succeeds
  • Immediate confirmation: You'll get an email with your approval status right away
  • Faster move-in: Skip the waiting period and proceed directly to lease signing
Why instant approval? Because you've already been prequalified, landlords know you meet all their requirements. Auto-approval saves time for everyone!

Manual Review (Some Properties)

  • Pending review: Some landlords prefer to manually review each application
  • Response time: Landlords typically respond within 1-3 business days
  • Email notification: You'll receive an email once the landlord makes a decision

Check your application status: Visit your Applications Dashboard to see whether your application has been approved or is pending review.

Is my information secure?

Absolutely. RentWise uses bank-level encryption and secure cloud storage (Supabase). Your personal information, SSN, and documents are only shared with landlords when you explicitly submit an application to their property. We never share or sell your data to third parties.
